A refundable Security Deposit of $500.00 is required with the final payment. This will be returned approximately 2 weeks after departure – pending clearance for any damages that may have occurred. See Guest Agreement for details.

Cancellations
Reservations cancelled more than 60 days before arrival date (120 day for Holidays) will receive an 80% refund. All cancellations less than what is noted here will not receive a refund. See Guest Agreement for details.
Deposit and Final Payment
Initial Deposit: The initial deposit is due within 5 business days from the date of the booking as outlined:
50% deposit is due at time of booking if your reservation arrival date is more than 30 days from the booking date.
100% payment is due at the time of booking if your reservation arrival date is within 30 days from the booking date.
Final Payment
Final payment is due 30 days before arrival if your reservation arrival date is between January 4th and November 19th.
Final payment is due 60 days before arrival if your reservation arrival date is between November 20th and January 3rd.
Property Damage Protection / Security Deposit
A $500.00 USD Security Deposit is required with your final payment. This deposit will be kept for two weeks after your checkout for any damage, missing items or unusual cleaning required. If there is a complete absence of debt verified, you will then receive your deposit back within the two week period. In the event that there are damage charges or property inventory to be purchased, then, it could be held up to 30 days after your departure. You will be kept informed of progress on repairs of damages.

Cancellation Policy
Reservations cancelled more than 60 days before the arrival date during Low, Winter and High Seasons, will receive an 80% refund.
Reservations cancelled more than 120 days/ Holiday Season will receive an 80% refund.
All cancellations less than 60 days before arrival date will not receive a refund.
In addition, there will be no refunds due to weather, construction, loud neighbors and natural disasters.
Property Policies
- All occupants must be a minimum of 40 years of age unless they are children of the adults responsible.
- This is a non-smoking condo. Any smoking activity needs to be outside the condo unit.
Smoking inside the condo, or on either of the terraces will not be tolerated and could result in termination of this agreement with guests being required to check out early. - Occupation of the condo is limited to the people listed on your Registration form filed with Molino De Agua. Maximum 6 guests.
- Children over the age of 14 years are allowed if accompanied by their parent.
- Guests are to abide by property rules and guidelines established by Molino De Agua pertaining to the use of the pool, grounds, elevators, etc. (Guidelines included)
- LOW SEASON: Electric Charges: Air Conditioning is not needed during the majority of the year. During Low Season (May 1 to October 31) rates are reduced and electric is charged separately as the A/C is necessary. If not managed properly, it can become expensive. With a little attention, it is very reasonable. Electric charges will be by the current rate charged by CFE and will be calculated by the property manager at check-out. The cost per day generally runs approximately $10.00 to $20.00, depending on how the A/C is managed. Our property manager will give you some information on effective use of the A/C when you check in and read the meter with you. It is easy.
Check-In
The normal check-in time is 3:00 PM and check-out time is no later than 12:00 PM. Our Property Manager will meet you at the property and give you one set of keys and inspect the property with you to insure that all is well. If you need more than one set of keys, or if you need a special check-in or check-out time, please let us know and we will do our best to accommodate you.
Hold Harmless
The property owner will be held harmless for any problems, injuries, loss or damage to the property or to any persons occupying the rental property. Problems relating to outside noise by construction or neighborhood activities are not controllable by the property owner and we will in no way be held responsible.
Number of Guests
The guests shown on your renter registration are the only ones allowed to occupy the property. If you exceed the number registered, you will be charged an additional $100.00 USD per night per additional person – and will be allowed to occupy the property only if the property owner and/or Property Manager approves, and if the property can properly accommodate you. If the guest fails to notify the owner or Property Manager, and brings more people into the property, the guest will be required to leave the property immediately without any refund.
PET POLICY Absolutely NO pets allowed on the property.

We do not accept credit cards and do not have any hidden booking fees that are commonly charged by larger vacation rental agencies.
